PEORIA, Ill. (25News Now) -On Thursday, Oct. 15, the owner of Riverview Plaza building in Downtown Peoria returns to court.

Peoria’s city government is suing MJ Illinois, LLC, which owns the high-rise, for problems with the building.

The city has a number of lawsuits against that company, which 25News examined.

In 2024, the city filed 18 ordinance violations against MJ Illinois, claiming building management failed to fix the fire prevention system.

Each case corresponds to a distinct code violation but are all handled during the same court hearings. Effectively, they are the same case.

Currently, the city is still trying to collect fines in those cases, as well as money MJ Illinois set aside for repairs in a previous settlement.

However, the company is scheduled to appeal to a higher court in Springfield on Dec. 3.

The city also filed two new cases over the summer.

In the first, the city wants to collect all the additional fines that have accumulated for fire code violations since 2025.

Because the fines are “per-day,” each one is a separate violation. The filing also includes new violations discovered in the parking deck, electrical system, and elsewhere.

That case is waiting for a response from MJ Illinois before it goes to a hearing.

Lastly, is the “miscellaneous remedy” lawsuit.

In that one, the city argues MJ Illinois has failed to act on the safety issues and that the judge should appoint a “receiver” to take over management of the building and fix its problems.

Their next hearing in that case is on Oct. 15.
